Can I treat some of my Property Management Fee , Hydro and utilities as rental expense

If you are reporting rental income on T776 you can claim the related expenses. Expenses allowed by the Canada Revenue Agency (CRA) can be found at: https://www.canada.ca/en/revenue-agency/services/tax/businesses/topics/rental-income/completing-form-t776-statement-real-estate-rentals/rental-expenses-you-deduct.html.

To the extent the expenses you mention are related to the rental, they should be an allowed claim if supported by the receipts/ documentation CRA may require.

CRA has documentation for the calculation of rental expense and personal portion at the following link:
