I added a dehumidifier to the rented apartment, can I claim this as 100% current expense?
If I add a water softener, would this be considered a capital expense or current, less my personal amount.
If I complete some landscaping around the house can I claim this as a current expense?
The dehumidifier would be a capital expense, and as it is in the apartment you can claim 100% of the amortization. You would use Class 8 to determine the rate of depreciation.
The water softener is also a capital expense, however you need to make sure that you only claim the percentage of the depreciation as per the percentage of the apartment size compared with the size of the whole house. Class 8 as well.
As to the landscaping, if it is something that is done every year, then you may be able to claim a portion of that, however you still have to proportion that to the percentage that the tenants have use of it.
