I purchased a new rental property (condo) in 2021 and didn't generate any income till early 2022.
1. Can I skip not to claim CCA on the rental property? I read that I shouldn't claim CCA on the property because I'll have to pay more tax when I sell it. Is that right?
2. Do I need to report or list the purchase price of the property in Turbo Tax under T776 ? If yes, where do I need to list it ?

CCA is optional. You don’t need to enter a property as a CCA asset or take CCA on it if you do. Whether it is beneficial or not depends on your situation. If you take CCA on the property, you can take the CCA deduction to offset your rental income. But if you sell it at a profit, you may end up with “recapture”, which will be added to your rental income and taxed at the same rate.
Whereas, if you don’t enter your property as a CCA asset, you don’t get the CCA deduction. But when you sell it, any gain you have is taxed as a capital gain, which currently means that only 50% taxable (this may change in the future).
If you don’t take CCA on the property, then you don’t need to report the purchase of the property. You would only need to report it when it is sold. If you do want to take CCA on the property, then you would have to enter it as an addition in the year that you started using it to earn income.
Hi. I have the same issue.
I am using Turbotax Premium CD version. Currently Turbotax will apply the standard 4% CCA on my class 1 rental property (I can see that from the generated CRA submission form, my property get depreciated by 4%).
I can't find the place where I can force write CCA to 0%.
I checked the CCA option in the first page of rental property section. Yet there is nothing there where I can overwrite to force 0% CCA.
I then unchecked CCA option but Turbotax keep applying the 4% rule

@sauthbenloed You can override the amount of CCA that you are taking in Forms mode. This will not impact your ability to NETFILE.
