Upon selling a condo/strata property are we able to add all the special assessments towards our adjusted cost base in order to reduce our capital gains?

Our strata/condo is a personal recreational property, without any rental income being earned.

If your special assessments are related to capital improvements and not current expenses or repairs, you could add them to the ACB.

The following links are quite informative and describe the treatment of special assessments for tax purposes.
