We assumed a mortgage this year from my parents as they previously purchased our house for us, can I claim first time home buyer this year because we took over the deed?

I have purchased a house over 12 years ago however my husband never has

If you haven't lived in a house you have purchase in 4 years then you may be able to fall under first time home buyers.

Please see the following link which is what CRA considers First time Home Buyers- https://www.canada.ca/en/revenue-agency/services/tax/individuals/topics/rrsps-related-plans/what-hom...

You can also contact CRA directly for more information at  1-800-959-8281 for specifics about your situation.
