You can’t transfer returns from TurboTax Online to TurboTax CD/Download.

TurboTax Online doesn't generate .ttxx files, as it's not based on the desktop software.

Guess I bought the wrong version then. What do I need to purchase to get rental/investment income but be able to get my online files imported from 2023?

No, TurboTax Premier Online doesn't support rental income. You need to use the Self-Employed version.
