This form shouldn't even be applicable to my situation since its asking about short term rental, but none of my rentals were short term. It says on TurboTax to put 0 days if it is 0 days non compliant but the error still persists and does not let me fix/override it.
I followed all your instructions, removed all the zeros and left expenses blank. went back to summary and removed the check on "non-compliant short-term rentals". I still get an error and cannot Netfile.
I cannot remove the Zero from "Total expenses" or "Total available CCA" as TurboTax puts it in and it is not a field that I can edit.
Have you any other suggestions or can you fix your software, because I cannot fix the error.
Seems that no one else can either, so it's not just that I am doing something wrong.
Did you enter that your units were Non-compliant for Zero days, or that they were short term rentals for Zero days?
Same for me, I am receiving the msg: "You have selected one or more CCA classes for the non-compliant short-term expenses that were not reported in capital cost allowance assets for rental. Please review your selection".
I was able to solve it with trial and error ( a lot of filling and deleting of zeros in those silly tables) for my wife, but the trick is not working for me, already wasted 3 hours of my time. It seems to be a technical glitch with TurboTax from the additional Charts A & B on the 6th page of T776.
Yes, entering 0 does not do anything. Both employees I spoke to thought it was an issue with the TurboTax software.
Same here. Very frustrating. My rentals are all long term, no short term rentals. I tried entering 0 for everything, still says an error and can't Netfile. I want my money back.
@soheilfada The message you are receiving about Non-compliant short-term, is something new from CRA in Rental income, and probably you selected it by mistake or filled some information in this specific section.
If you are using TurboTax Online, from 2024 tax return (left menu), click on Incomes // Rental property. If you have a rental property listed, click on Edit // In rental Profile You have the Rental expenses or CCA for non-compliant short-term rental properties.
Before uncheck it, please make sure in the following pages you don't have any information entered for this in pages:
After you confirmed all information related to Non-compliant short-term are removed, go back on Rental Summary, click Edit and uncheck the box.
For your information, this needs to be selected if you’re claiming expenses or CCA for a short-term rental (less than 90 consecutive days) that was not compliant with provincial or municipal rules for any amount of time during the tax year.
Not compliant means that the province or municipality doesn’t allow short-term rentals in your location, or you didn’t have all the required registration, licensing, or permits to operate the short-term rental.
Thank you for choosing TurboTax.
I did *not* click this box by mistake. I have gone back and confirmed that this box is *not* checked. But I still get the error message and cannot NETfile.
@An613 Are you using TurboTax Online or Desktop? Entering zero (0) is view as an amount.
A private message will be sent to you. To access it, please log in to your TurboTax community account and click on the envelope icon in the top right-hand corner.
Thank you for choosing TurboTax.
I have entered 0 everywhere that I can. No change. I still get an error message. I still cannot NETfile. The T-776 form even says "Total short-term rental expenses: 0.00".
And now I cannot figure out how to post a response in the private messages. This should not be this difficult!
I'm using TT online version. I have verified that I have not selected short-term rentals at the beginning of the section. I have entered 0 everywhere that I can. The system seems to recognize that I have no values associated with short-term rentals, as per the 776 form, yet it still asks for info. I've tried clearing my cache. I've tried different browsers. I've tried using the app on my phone. Nothing works. Here are the screenshots you requested; there's no personal info in them. The greyed out areas are the address of the rental (same address in all places).
@An613 To send a private message, when you are in Community, you have to look at the top right corner of the page, click on the envelop.
As I explained, if you enter zero (0), IT IS view as a value. You have to delete this. If you did not do short-term rental you don't have to enter anything there.
Click on Edit when you are on your Rental Profile make sure the question about non-compliant is selected // in Rental income, make sure to delete what is in the Gross rents for short-term rentals AND the question Was any of this income earned from cryptoassets? is NO.
InT776 Rental Expenses page, Delete everything in the column Portion of expenses from short-term rentals (go through each field and delete - DON'T put any zero - the system will put his own)
On page T776 - Non-compliant amount of expenses and CCA for short-term rentals, REMOVE everything in the fields (it needs to be empty) for both Total short-term rental expenses AND Total available CCA
When these steps are completed, on Rental summary page, click Edit and remove the checkmark on Rental expenses or CCA for non-compliant short-term rental properties AND click continue.
This should fix your error.
Thank you for choosing TurboTax.
Wow! I don't know whether to laugh or to cry!
This is not intuitive at all. Why would I check the NEW! box in the rental summary page when I've already checked the box above about including rental expenses? That doesn't make sense, but I checked it anyway. I didn't get a question about cryptoassets, so I don't know what that's about. I left all the zeros in the column on the Rental Expenses page. On the page for Non-compliant amount of expenses and CCA for short-term rentals, I deleted the entries using the trash can. I did NOT return to the rental summary page to de-select the last box. I did this process for only ONE of my rentals. And I was able to NETfile.
In other words, I didn't follow your suggestions and I only made changes to ONE rental. So that means there's a glitch. You're probably not allowed to say that there's a glitch, but there is. So it's YOUR error to fix, not MY error! And saying that "zero is a value" is computer coder geek language, not normal language, so none of that was helpful.
All in all, this was a terribly ridiculous experience. And I will choose a different tax software next year, after years of using TurboTax. Good job!
@An613 Thank you for your feedback, which has been noted. We are happy that you successfully submitted your return.
@jimat438 If you have already followed the steps and are still getting the same error, we suggest you contact our product support team by phone.
I have the same problems heres. Can't fix that error. What should I do now?
Any resolution on this one? I've removed all values from the short term rental fields as our property has never been a short term rental, but still receive the error. I'm unable to netfile until this is resolved.
If you have a partner/spouse, you also need to remove from his/her part too.
What a nightmare that was!! thanks for your tip, I had to do it to both my rentals to be able to file. NOT IMPRESSED AT ALL!!
Just spent last 3 hours trying to fix this problem. Found out that not only do you need to "blank out" all short-term rental data using the above steps for the one property you're getting the error on, you need to blank out all the short-term rental data for ALL of your rental properties, then on each rental summary screen, do not select the last check-box for non-compliant CCA etc.. Very frustrating.
My husband and I share the property rental income (which is not a short term rental property). When we tried to file the return via turbotax online, my file went through but not his. The same form776 error keeps popping up even though I follow the step you listed to remove the property on the "Non-compliant amount of expenses and CCA for short-term rentals" page.
I suggest first blanking out all data fields for the rental property details. Dont put zero, but blank the fields out. Save it, then go back to the property summary page where you enter the checkmarks. Make sure that last/bottom checkbox is not checked. Do this for each rental property, if more than one. Then go back and re-enter your data making sure not to put in any values (even zero) for any of the short-term rental fields. Then IF it asks you to enter non-compliant days/ compliant days, non-compliant CCA etc., just leave that all blank also, dont put zero anywhere.
Hope this helps.
I have the same issue and nothing I seem to do is fixing it! Even my accounting sister tried to help but could not figure it out... I think I'll have to try WealthSimple or something since this is not working and won't let me NetFile.
I get exactly the same pop-up error messages as you, redirecting me to the page with CCA non-compliant things.
Delete all your rentals. save your return, log out, log in again. Start again on your rental summary screen - do not select the last checkbox. Re-enter your revenue, expenses, etc., you can do your CCA calculation, but IF you get the T776 non-compliance screen, do not enter anything, not even the number of days your rental was compliant.
