What can I claim as part of working from home expenses? Can I claim my roof replacement or furnace replacement ?

I am on commission and was issued a T2200 from my employer.  I realise I can claim a % of the utilities and taxes, but can I claim a % my new roof and furnace in 2016?

No and no.

These are considered capital expenses and can not be claimed. 

An example of maintenance would be painting the room,

Not necessary. if you are a senior and or disabled person you then you can claim home accessibility expenses  on line 23185.
