General repairs could be claimed as a current expense, although improvements to make the property more attractive to sell should be added to the Adjusted Cost Base (ACB) of the building, therefore reducing any Capital Gains incurred on the sale.

Your current Maintenance and Repair expenses are claimed on the T776 -Rental Income Schedule. More information can be found in this TurboTax link: https://turbotax.intuit.ca/tips/rental-property-expenses-current-or-capital-6379
