I own the duplex (live on the main floor) and have tenants upstairs.

You can claim the the repairs that relate only to the rental unit (ex: tiles replaced in the tenant's bathroom). In the case of something that involves the whole building, you can pro-rate the amount to just the rental unit's share. Ex: if you replaced shingles on the roof, and the tenants occupy 50% of the building, you would claim 50% of the cost.
