We have sold the mobile home and will report the gain/loss on the T3. What expenses can we claim during the time it sat vacant waiting for a sale?

The home has been vacant and on the market. It has not been personally used or rented. Generally there is lot rental per month, repairing the HVAC system and hydro and property taxes.

Generally, you can claim expenses that you incurred to sell a property, ex: fixing-up expenses, finders' fees, commissions, brokers' fees, surveyors' fees, legal fees, transfer taxes, and advertising costs. If you are unsure if you can claim an expense, you can contact the Canada Revenue Agency (CRA) and confirm it with them.
