I work fulltime (receive a T4), I also have a side business and a rental property. Which product should I use?

Any edition of TurboTax would work for you. But if it is your first time doing this, and you want some guidance through the software, your best choice is the TurboTax Self-Employment because this is the one that will offer you detailed information on all you have mentioned above.  From your employed T4 to your side business to your rental properties.
