Mid last year, our tenant moved out as we were listing our property for sale. While it was empty, we were paying for utilities as well as expenses related to the real estate agents.
We've never lived in this property & it was always used as a rental. So, can we claim the utilities + Realtor related costs as expenses until the property was sold?

No. You can only claim expenses for the time that you are either renting out your property, or actively looking for someone to rent to. So, you can’t claim the utility costs.
However, you may still be able to claim the realtor costs as expense of selling the property.
