I have a rental property and i suited the basement with a kitchen. I know i can claim the kitchen under CCA but i'm unsure if that includes ALL EXPENSES involved in installing it ie. grout for backsplash, electrical wiring to install oven etc.
Can anyone clarify this for me?
Thank you
If your whole house is a rental property, you would add the cost of the kitchen renovation to the house itself when you calculate the CCA for it.
Thanks Mary-Ann for your response. I just want to clarify your answer to make sure i understand. Yes, the entire property is a rental property - i do not live in it. I purchased it last year and the building cost was $234000 (doesn't include land as it can't be claimed under CCA). We suited the basement to form a separate unit. By suited, i mean we put in a separate laundry and a kitchen. The total cost of that was $6655.63. This total cost not only includes the cabinets and appliances but also includes everything else required to install the kitchen such as: grout, truck rental to pick up appliances, electrical supplies to wire the oven etc.
My question is can I include the full $6655.63 as part of CCA as this was the total cost of suiting the basement?
Thank you
Yes, you can include the full amount of suiting the basement.
